First Steps to Buying a Home

With most of the current housing conversation being around high interest rates, low inventory, and difficult negotiating; it has made it challenging for buyers to feel confident entering the market. This is especially so for first time homebuyers! Pinnacle Realty not only understands the ins and outs of this market, but what to expect of the coming year. We have always specialized in new buyers, as we know how difficult it can be to navigate buying a home for the first time. The spring housing market is the perfect time to jump in and find yourself a new home. Historically speaking we see an inventory increase as sellers are ready to move now that the weather is improving. 

So, where do you start? Your first step is going to be talking to a loan officer and getting preapproved for a home loan. A loan officer will be able to help you find the loan type that’s right for you. Talk to them about what your monthly payments would be at different price points. Even if they can get you preapproved for a higher amount, that monthly payment may not fit into your actual budget and that’s important to know for the future. With that preapproval letter in hand, we can help you find your dream home and navigate the process of purchasing. We are competitive for you, so you don’t have to be.

That doesn’t go for just loan officers, we can send you inspectors, contractors, renovators, painters, plumbers, electricians, and many more recommendations for things you might need. Now that you’re preapproved, you need to start thinking about what you’d like in a home. Consider what your special needs are, how many bedrooms and bathrooms do you need? How much overall living space? When you think about where you want to live, what are your absolute must haves, and what things are negotiable for you? Does the home have to be move-in ready, or are you willing to buy the right house even if it needs a little updating or a few repairs? What neighborhood or school district do you want to live in? Pinnacle agents help you find the homes you want to see, and we’re willing to show you as many as it takes to find the right one. We know this isn’t one of those television shows where you see three homes and you’ve found the one of your dreams. Until you find the right one, we’re right here putting our experience to work for you. 

This is one of the largest purchases of an individual’s life, it is stressful, but it shouldn’t be unduly so. Once you have found the right home, the rest of the process takes between 30 and 60 days. We’ll walk you through all the steps; negotiating price, concessions, occupancy, and time frame to scheduling an inspection, interpreting the results, scheduling the appraisal, and communicating between the different interested parties to get everyone to the closing table.
