Is Now the Time to Sell?

While it’s true that determining the best time to sell a home in real estate depends on various factors that are specific to everyone’s current situation, if you’re considering selling your home, now is the time!  We are still experiencing a market with a high demand and low inventory. People are looking for houses to buy. The home that you are ready to sell is very likely the home someone else is ready to buy.

Here are some Saginaw County market stats that can make your decisions even easier.

  • On average homes are only on the market for just over 30 days, with many homes still receiving multiple offers within days of listing the home.
  • Home prices are still on the rise. Which means your home is worth more today than it was at the beginning of the year.
  • The average price of a home sold in the Swan Valley School District this year is $206,000.

So now that you’ve decided to sell, what should you do to get your home ready for listing? As you’re preparing your home for sale, you’ll want to clean and declutter, this includes removing as many personal items as possible. When a potential buyer comes into the home, you’ll want them to be able to see past your belongings and envision themselves living there. Consider making some of those simple repairs that are going to deter people from buying. Look at your home’s first impression, it’s curb appeal. Make sure the yard is well maintained and porches and patios are clean. Finally, decide what your home’s best features are and find ways to highlight those features.

Most importantly as you get ready to sell your home, call me, let me buy you a coffee and we can discuss what your next steps are! While some people’s initial reaction is that they can go the For Sale by Owner route, it really is beneficial to hire a professional. Real estate agents can help you price your homes correctly. Agents will also talk you through some of the things you could do that would add value to your home or help it to sell quicker. While you’d be able to list your home on some of the home selling sites out there, agents can list your home on the MLS (multiple listing service). From there it gets published to all the home selling sites, meaning your home will be seen by anyone looking to buy. Real estate agents are the professionals; this means they’re the best at marketing your home, negotiating with potential buyers (or their agents), and remaining objective throughout the process. Marketing your home, scheduling showings, handling negotiations, and making sure everyone has the paperwork they need are all time-consuming tasks that real estate agents handle on your behalf. Real estate agents also have a vast network for you to work with. This network includes putting you in touch with people to help with home repairs, other agents who have buyers looking for a house just like yours, and companies to help you handle the move.

If you’ve read all of this and you’re still on the fence about selling, give me a call and we can talk about your specific situation and if the time is right!
